How long does it take for an application to be approved?

We use Approveshield for screening services. We aim to have your application approved and lease signed within 7 business days.

What are my options for paying rent?

You can pay your monthly rent through the Elevated Living app. It is linked to BILT where you can pay using your checking account, debit card, credit card or even BILT points!

What is Bilt?

Bilt is a great rewards program that offers many benefits. You earn points for on time rent payments that you can put towards rent, flights, hotels and much more! It also offers a credit booster for on time rent payments!

Am I required to purchase renters insurance?

Renters Insurance is required. You must have personal liability insurance of $300,000 minimum.

What provider can I use for Internet and Cable?

Our community supports AT&T, Verizon, Xfinity, Comcast and Spectrum. You will have to contact the provider for further information and to setup services.

If my situation changes, can I get out of my lease?

There is an Early Termination/Buy Out clause in your lease agreement. Please contact the leasing office about your situation for further information.

How do I set up my utilities?

Utilities (electric, water and sewer) will stay in the communities name. Each home is individually metered.

What utilities are included in my rent?

All utilities are separate from rent.

Do you have on site maintenance?

We have maintenance on-site Monday – Friday from 9am – 6pm. After hours maintenance is available for emergencies.

How do I get assistance with an item in my home that needs repaired?

You can submit a service request through the Elevated Living app! Maintenance aims to complete service requests within 48 hours of it being received. You do not have to be present for a service technician to perform the work as long as we have permission to enter your home and any pets are secured when our team is there.

What happens if I am locked out?

Unfortunately, we do not offer after hour lockout services, you will need to contact a local locksmith. During business hours, you can bring a government issued photo ID to the leasing office; after verifying your identity and that you live on site, we will assist in getting you access to your home.

Is your community pet friendly?

Yes! We allow up to 3 animals per home. There is a one time pet fee and a monthly pet rent. Contact the leasing office for more information as it varies depending on how many pets you have.

What school district are you in?

We are zoned for Battlefield Primary, Battlefield Elementary, Heriatage Middle School and Heritage High School

What appliances come in the home?

All of our homes come with stainless steel refridgerator, range, microwave and dishwashers. Full size washer and dryers are included in every home as well.

Do you offer furnished apartments?

We do not offer furnished apartments.

How old do I need to be to apply?

Applicants must be 18 years or older.

What is the income requirement?

An applicants monthly income must be 2.86 times the monthly rent.

Do I need rental history?

12 months residence or rental history is required.

Do you take guarantors?

Yes, we do accept gurantors. Guarantors must have a gross monthly income of at least 5 times the monthly rent and meet all other qualifying criteria. The guarantor must complete and sign a Lease Guaranty Agreement. Guarantors may be held responsible for the entire rent and other costs, such as damages and other fees, for the entire lease term, even if you have roommmates. Only one guarantor for the home is permitted.

Will a background check be ran?

Yes, a background check will be ran. The screening consists of a criminal background check, rental history and credit screening.

What reasons may an application be denied?

Applicants may be denied occupancy for any of the following reasons: -Falsification of application information by any applicant
-A poor credit rating, including but not limited to high or overcharged balances on accounts, multiple late payments on accounts, and multiple accounts placed in collections, is cause for denial of an application (medical bills and student loans will not be included in the parameters of our screening system)
-An incomplete application by any applicant
-Insufficient income (total of all applicants)
-Criminal conviction history
-Poor rental history which may include: non payment or late payments of rent, lease violations, eviction, drug use or possession, poor housekeeping, balance due with rental/mortgage history, unruly or destructive behavior by applicant, applicants occupants or applicants guests, violence to person(s) or property by applicant, applicants occupancts, or applicants guests.
